Centro storico o campagna iblea? Modica Alta o Bassa? B&B in un palazzo barocco o agriturismo con vista sulle cave? La guida per scegliere.

Home › Where to Stay in Modica — Neighborhood Guide 2026

Choosing where to stay in Modica first means understanding the city's geography. Modica is divided into two distinct levels — Upper and Lower — with very different characteristics for visitors.

Add to this the choice between the historic center and the surrounding countryside. Farmhouses in the vicinity offer silence, space, lower prices, and a completely different perspective on the Iblean Sicily — but they require a car for every trip. The historic center puts everything within walking distance, but it's noisier and more expensive.

The Main Choice

Modica Alta vs Modica Bassa — Differences for Where to Sleep

Modica Bassa is the commercial and tourist heart of the city. Corso Umberto I, the two main cathedrals, the museums, the chocolate shops, the restaurants: everything is here. Staying in the lower city means leaving your accommodation and having everything readily available. It's the most convenient choice for those who want to get around on foot and make little use of the car during their stay.

Accommodations in the lower city — B&Bs and holiday homes — are often found in historic 18th-century buildings, with high ceilings, terracotta floors, and balconies overlooking the Corso or side alleys. They are the most sought-after and the most expensive, especially during high season. Noise: the Corso is lively until late in the evening, especially in summer.

Modica Alta is quieter, more authentic, and less frequented by tourists. Accommodation options here are fewer but often more characteristic — cave dwellings, restored medieval homes, terraces with extraordinary views of the lower city. The downside: getting around requires fit legs or a car. It's not suitable for those with mobility issues.

Types of Accommodation

B&Bs, Holiday Homes, Agriturismos — What to Expect

B&Bs in the historic center are the most common type in Modica. Often run directly by the owners, they offer breakfast with local products — Sicilian pastries, fresh ricotta, artisan bread — and direct interaction with those who know the city. Room sizes vary greatly: some B&Bs are small and informal, others occupy entire floors of restored noble palaces.

Holiday homes and apartments are the best choice for families or groups. They allow you to cook for yourselves — an advantage if you want to bring local products home and prepare them — and offer more space than B&Bs. You can find them on Airbnb, Booking, and Sicilian local websites.

Agriturismos in the surrounding area represent a completely different alternative. Iblean farms, 5–15 km from Modica, offer rooms amidst olive groves, carob trees, or vineyards. Breakfast is often prepared with their own products — extra virgin olive oil, honey, jams, sheep cheeses. Prices are generally lower than in the city center.

Hotels are few and mostly medium-to-small in size. There are no international chains in the historic center of Modica — only independent establishments, some of excellent quality in restored historic buildings.

Prices and Seasonality

How Much Does it Cost to Stay in Modica

Accommodation prices in Modica vary significantly between the low and high seasons. In spring and autumn — the best times to visit — prices are significantly lower than in July and August, and availability is much higher. Booking 2–4 weeks in advance is generally sufficient in spring. In July and August, especially if coinciding with local events, it's advisable to book 2–3 months in advance.

Practical Tips

What to Check Before Booking

Parking. If you arrive by car — and almost everyone does — always check if the accommodation has private or affiliated parking. In the lower city, parking is paid and finding a spot in high season can be difficult. Many B&Bs will point out the nearest parking, but it's not included in the price.

Stairs. Modica is full of stairs. Before booking, explicitly ask how many flights you'll need to climb and if there's an elevator. Many historic accommodations do not have one. Some have an entrance on an external staircase.

Air conditioning. In summer, it's essential. Most accommodations in the historic center have it, but check — especially in older houses where installation might be partial.

Breakfast. In traditional Sicilian B&Bs, breakfast can include brioche with granita, cannoli, seasonal fruit, local cheeses — very different from a standard continental breakfast. It's one of the pleasures of your stay: ask in advance what is served.
